In brief: we handle mold remediation throughout Coral Gables, in the historic Mediterranean Revival homes of the 1920s, the ranch and modern houses built later, and the apartment buildings near Miracle Mile and the University of Miami. Older homes here have materials worth saving, so a lot of our work is deciding carefully what has to come out.

What's different about Gables houses

  • Barrel-tile roofs. The tile lasts a long time; the underlayment beneath it doesn't. When it fails, water reaches the roof deck and the ceilings below, often first noticed as a stain on a plaster ceiling.
  • Plaster and coral rock. Many older houses have plaster walls and oolitic limestone details. Both take moisture differently from drywall and need a different approach to cleaning and drying.
  • Heavy shade. The banyans and oaks that line streets like Granada and Alhambra keep houses cool and keep exterior walls damp. North-facing walls under dense canopy are a frequent source.
  • Additions and second-floor AC. Later additions and air handlers in attics or second-floor closets add places where condensate can overflow.
  • Wood floors and built-ins. Original wood floors, doors and cabinetry are worth protecting during containment and drying.

Historic homes and the city

Coral Gables is known for strict building and zoning rules, and many homes are individually designated historic or sit in a historic district. Interior remediation is generally not reviewed, but exterior changes are, and roof and window repairs on designated homes go through the city's historic preservation process. We keep the photos and moisture readings your roofer or architect will want, so the permanent fix can be planned properly.

Condos and apartments

Around downtown Gables and near the university, mid-rise condo and rental buildings bring the familiar problems: a leak from the unit above, an overflowing AC pan, a bathroom with weak ventilation. Landlords and property managers get the same written scope and clearance report that homeowners do.

Cost in Coral Gables

Labor rates are the same here as anywhere in the county. Jobs in older homes can cost more because plaster takes longer to clean than drywall takes to replace, and because protecting original finishes takes time. Each of those is listed in the quote; general figures are on the Miami mold removal cost page.

Coral Gables questions

Can you save original plaster walls?

Often, yes. Plaster on lath or block resists mold far better than drywall. Surface growth on sound plaster is usually cleaned and treated in place, and only plaster that is crumbling or soaked through has to come out.

Will I need approval from the city for mold work?

Remediation inside the house normally doesn't. Exterior repairs that follow, such as a roof, windows or stucco on a historic property, may need review by the city. We flag it in the scope so it's not a surprise.
