General remediation by size
Most interior jobs are priced on the area of material that has to be removed and the number of rooms that need containment. A small job inside one bathroom carries the same setup as a bigger one, which is why the smallest jobs cost more per square foot.
| Job | Estimate | What it covers |
|---|---|---|
| Small area or one drywall section (10–100 sq ft) | $500–$1,500 | One containment, removal, HEPA clean, treatment |
| Bathroom | $500–$2,000 | Vanity wall, ceiling or shower surround |
| Under a sink or vanity cabinet | $500–$1,500 | Cabinet back, floor and the drywall behind it |
| Medium area (100–300 sq ft) | $1,500–$6,000 | Typically one or two rooms |
| Large area (300–1,000 sq ft) | $6,000–$15,000 | Several rooms or a whole floor |
| Whole-house remediation | $15,000–$30,000 | Widespread growth, often with the AC involved |
Black mold
There is no surcharge for the color. Black mold costs more only when it means a long-running leak, which usually means more drywall, insulation or cabinetry to remove.
| Job | Estimate | What it covers |
|---|---|---|
| Small patch behind a sink or vanity | $500–$1,500 | Contained in one cabinet or wall section |
| Black mold remediation, typical job | $2,000–$10,000 | Wall, ceiling or room-scale growth from a long-running leak |

|---|---|---|
| Evaporator coil cleaned in place | $100–$400 | Coil cleaned and treated without removal |
| Coil pulled and cleaned | $400–$700 | When growth is heavy or the coil is packed with debris |
| Whole-house duct cleaning | $300–$600 | About 1,500 sq ft home, metal or cleanable duct |
| AC and duct system mold remediation | $2,000–$10,000 | Air handler, plenums and duct runs, contained |
| Drain pan and condensate line | Priced on inspection | Depends on pan condition and access |
| Duct board or flex duct replacement | Quoted with your HVAC contractor | Porous duct that can't be cleaned |

Water damage drying
| Job | Estimate | What it covers |
|---|---|---|
| Small clean-water leak, caught early | $150–$500 | Little absorbed; mostly extraction and a short dry-out |
| Room-scale drying | $1,500–$5,000 | Wet drywall and flooring, several days of equipment |
| Structural drying by area | $4–$12 per sq ft | Comparison figure; most jobs are quoted whole |
| Drying equipment | $35–$105 per unit per day | Air movers and dehumidifiers |
| Flood tear-out and drying, whole home | $15,000–$100,000 | Storm surge or rising water; porous materials removed |

Attic mold
| Job | Estimate | What it covers |
|---|---|---|
| Partial attic | $1,500–$6,000 | One section of roof deck around a leak or vent |

Testing and clearance
Because Florida keeps assessment and remediation separate, the assessor's fee is a separate bill paid to an independent company. These are typical Florida figures.
| Job | Estimate | What it covers |
|---|---|---|
| Mold inspection and assessment | $300–$650 | Visual inspection, moisture readings, sampling as needed |
| Post-remediation clearance test | $300–$700 | Air and surface samples after the work |
Cost per square foot
National cost guides put professional remediation at roughly $10 to $30 per square foot of affected area, with HomeGuide quoting $15 to $30. That is a comparison aid, not how jobs are priced: a 30-square-foot patch behind a vanity still needs a full containment, an air scrubber and a day of labor, so it lands well above 30 times the per-foot rate. Large open areas, such as a whole attic deck, come in toward the low end.
What moves a Miami mold quote
- What is behind the wall. Furring strips over block can hide growth across a whole exterior wall.
- Access. High-rise units mean elevator bookings, protection of common areas and association rules on work hours.
- Containment size. One sealed room is one setup; a hallway connecting three rooms is a much larger one.
- The AC. Whether the system is involved, and whether ductwork has to be replaced, can double a job.
- Contents. Furniture and belongings that need moving, cleaning or protecting add time.
- Rebuild. New drywall, paint, cabinets and flooring are a separate cost after clearance.
Why two Miami quotes for the same wall disagree
- One looked behind the drywall, one didn't. A quote written from the room side is a guess about the other side.
- Fogging versus removal. A low quote is often a spray treatment that leaves the growth in place.
- Containment cut corners. Plastic on the floor is not the same as a sealed room under negative air.
- Clearance left out. Some quotes skip the independent test entirely, which leaves you with no proof the job worked.
- Rebuild bundled or not. Check whether the price includes putting the wall back.

Cost questions
Why can't you give me a price over the phone?
Because the visible patch is rarely the whole job. Two bathrooms with the same spot on the wall can be a $600 job and a $4,000 job depending on what is behind the drywall. A free visit with a moisture meter is what turns a range into a price.
Is the independent assessment included in your price?
No, and it shouldn't be. The assessor works for you, not for us, so you pay them directly. We list their typical fees on this page so the total isn't a surprise.
Does homeowners insurance pay for mold removal in Florida?
Sometimes, when the mold comes from a covered event such as a sudden pipe burst, and usually only up to a mold sub-limit. Citizens, for example, caps mold at $10,000 on its standard HO-3 policy. Long-term leaks and humidity are commonly excluded. Read the mold section of your policy, and keep every photo and report.
