In brief: we remove mold across Miami Beach, from South Beach apartment buildings to the towers along Collins Avenue and the single-family streets on the bay side. Most jobs here are in condos, where the cause is often outside the unit, and in older buildings whose block walls and flat roofs have been soaking up the Atlantic weather for decades.
Why Miami Beach buildings get damp
- Flooding on dry days. King tides in the fall push salt water up through storm drains in low parts of the island, especially along the bay side. Ground-floor units and garages take on water that has nothing to do with rain.
- Old block and stucco. The Art Deco and MiMo buildings that make the Beach famous are mostly concrete and stucco from the 1930s to the 1960s. Hairline cracks let wind-driven rain into the walls, and many have been repainted more often than they have been resealed.
- Flat roofs. Low-rise apartment buildings with flat roofs leak into top-floor ceilings, often over a long time before anyone reports it.
- Units that sit empty. Seasonal owners shut the AC off or set it high, and a closed apartment on the ocean side can grow mold on furniture and closet walls in a single summer.
- Salt air on AC equipment. Corroded coils and drain pans fail sooner here, and an overflowing pan is a common start to a closet mold problem.
Working inside an association
Miami Beach condo associations vary a lot in what they ask of contractors. Expect to provide a certificate of insurance naming the association, book the service elevator, keep to set work hours, and protect hallways while bagged material is carried out. We sort that out with the manager before the start date so the job isn't held up at the front desk. If the moisture came from a common element, such as a riser, the roof or a neighbor's unit, our photos and readings help you and the association settle who pays.
Historic buildings
Large parts of Miami Beach are local historic districts. Remediation inside a unit doesn't normally involve the city's historic preservation process, but rebuild work that touches windows, doors or exterior walls might. We keep our work to removal and drying, and tell you when the repair that follows may need approval.
Pricing on the Beach
There's no island surcharge. What adds cost in Miami Beach is access: elevator time, parking and longer carry distances in big buildings. Those are shown on the written quote, not hidden in the square-foot price. Typical figures for each kind of job are on the Miami mold removal cost guide.
